PROPERTY LISTING
It is an honor to place my sign in front of your home. I will work to earn that honor for the
entire time that my sign remains at work in front of your home. You can expect regular maintenance
and contact throughout the listing period, all the way up to, and beyond the close of the sale!
MARKETING PLAN
Immediately following our agreement allowing me to represent and market your property, these
marketing actions will commence.
Within hours of our agreement these items will be complete and in action working for you!
- Property Listed with photos on NWMLS and World Wide Web.
- Flyers completed and distributed.
- Sign Installed on Property with full Flier Box.
- Directional signs will be placed where needed.
- Home Book to be placed prominently for easy viewing by potential buyers.
I will contact my advertising outlets and you will begin seeing mass marketing of your property
within the first week. Ads for your property will begin to appear in the following venues:
- Kitsap Sun Homefinder
- Jefferson County/Port Townsend Leader
- Peninsula Daily News
- Homes-Land Magazine
- The Real Estate Book
- Target market Newspapers
- Websites such as:

The first Thursday morning I will host a “Brokers’ Open House” from 9:00 am. ‘til noon. Local
Brokers and Agents are encouraged to attend these showings to familiarize themselves with the
homes currently available for sale. (My Open Houses are traditionally well attended due to my
reputation for excellent listings and tasty refreshments.)
From this point on in the process, you can expect to see or hear from me regularly. I will maintain a
constant supply of flyers in the sign-box. I will continually update and tweak the MLS listing to keep
it active in the minds of the other local agents. I will create attractive and compelling ads, and make
every effort to find the buyer for your Home and property.
LISTING (MARKETING) PERIOD
My typical listing period for any Home and/or property is six months. This period of time allows me
to market the parcel to its maximum exposure and selling potential. Most properties sell in less than
six months, but this time commitment gives me the opportunity to produce the best offers.
COMMISSION FEE
I charge 6% for my services on Home Sales, 7% on Manufactured Homes, and 10% on Vacant Land.
These fees are divided between myself, my broker, the buyer’s agent, and buyer’s broker. A good deal of the
marketing expense comes directly from my share of this commission. As you have ascertained from the materials
contained here, I will make every effort to deliver a high selling price and smooth, efficient, clean transaction. I will
always provide valuable service to you for this fee.
